HOW TO HELP US HELP YOU
Your
Builder thanks you for following these recommendations and helping to
keep the design, and building process moving smoothly.
Finalise
your selections early:
Decide what colours, appliances, accessories etc.
you want during concept design stage, not once construction has begun.
Jobs are slowed down due to variations from the contract during construction
stage. This produces unexpected delays and extra costs.
Your Builder will charge the variation cost plus an additional 15% as
all trade schedules must be rearranged due to the time it takes to acquire
the new materials.
To keep your job progressing smoothly and to keep unexpected costs down,
make your selections before construction starts. Your Builder is happy
to provide you with recommended suppliers for all the selections you'll
need to make.
Check
all documentation carefully:
At each stage of the design process, please check
the drawings thoroughly to make sure we know exactly what you want from
your renovation.
When it comes time to sign the contract to progress into the construction
stage, please read the contract and make sure you understand it all.
If you have any questions regarding the contract we'd be happy to explain
it. This should eliminate any possibility of confusion later on in the
building process and help make construction run smoothly.
Construction
cannot start until council approval has been received:
Many clients wish to begin as soon as possible
but do not understand that by law, we can't begin onsite until all approvals
are received. Once approved, construction can begin, however, if there
are changes to the design after approval is received then we must submit
the changes to the council and again await approval.
Leave
hiring trades to Your Builder:
This is the reason you have a builder, however some
clients still like to hire their own trades which can be problematic.
Your Builder has a set team who work well together that can meet the correct
standards and produce the desired quality.
Your Builder's insurance only covers trades approved to be onsite by Your
Builder. You would need to take out insurance yourself to protect any
other people working onsite. If you have someone you'd like working on
the renovation, then speak to Your Builder about it and we may be able
to arrange something.
Pay
your bills promptly:
Building is a cash flow business; materials are
purchased and used in construction before payment is received. Therefore,
all accounts need to be settled promptly by the client or the progress
of your job will slow down or stop. Until your bill is paid Your Builder
retains ownership of all materials used and can retrieve them at any time.
